Scope of Work:
Demolition of redundant timber frame building and construction of a combined timber frame and natural stone house as a private residence.
Works included diversion of a public sewer, natural stone and timber frame clad in larch timber horizontal and vertical boards with zinc roof finish pitched roofs falling into valley gutters.
Accommodation included three bedroom, two bathrooms, kitchen, living room, and hall/study. The project was fully completed with hard and soft landscaping.
This was not an easy site to construct a new house, because the unadopted private asphalted road has no footpaths and of narrow width, presenting restricted access issues. It was important that the adjoining residents had vehicular access at all times.
The conditions of the Party Wall Act affecting a number of properties had to be assiduously complied with.
The resulting retirement home was of immense satisfaction to the elderly clients, as was the accolade in being awarded the Bath & North East Somerset Council Building Quality Award for Highly Commended in partnership with LABC Warranty, presented in the Guidhall, Bath by the former Liberal MP, now Lord Don Foster of Bath.
